Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, and a completed application with required fees is what secures your spot. We recommend moving quickly — the right rental won't wait, and neither should you. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month's rent and a security deposit prior to move-in. Certain properties may also require last month's rent. We believe in transparent communication around costs so there are no surprises on move-in day. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the deposit refundable?
Yes. Security deposits are refundable when the property is returned in good condition, all lease terms are fulfilled, and there are no outstanding balances. Deductions may apply for unpaid rent, damages beyond normal wear and tear, or cleaning fees. -
Who needs a cosigner?
A cosigner may be required when an applicant does not fully meet income, credit, or rental history qualifications. Cosigners must satisfy our financial requirements and execute a guarantor agreement. -
You have a property I want to rent. How do I apply?

How do I pay rent?

I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and reach out to our management team. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have specific restrictions in place. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on a lease share responsibility for the full lease term. If one tenant wishes to remain, they may need to qualify independently or identify an approved replacement tenant. We handle these situations with professionalism and work to find a solution that works for everyone involved. -
My lease expiration is coming, and I want to move out. What should I do?

Who is responsible for paying for repairs & maintenance requests?
Our team handles routine maintenance and repairs as part of our hands-on approach to property management. Tenants may be responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channels so we can address them with the care and attention every property deserves.
